Please give us an overview of T-Square Group of Companies and its focus in the real estate sector.

T-Square Group of Companies is making a significant impact in the real estate sector by specialising in affordable housing, catering to people’s first homes, and addressing distressed properties. Our extensive spread of over half a million square feet in western suburbs and substantial presence in south Mumbai showcases a broad geographical reach.

Your organisation seems to cover various aspects of distressed properties. Could you elaborate on the expertise your team brings across different domains?

We have a dedicated in-house team comprising experts in design, liaison, accounting, legal, CRM, sales, and engineering. This multidimensional expertise ensures a comprehensive approach, allowing us to navigate challenges seamlessly and achieve successful outcomes in our projects.

Due diligence is crucial in distressed projects. How does T-Square Group of Companies approach this aspect within the real estate sector?

In one of our projects which was distressed for more than 25 years, the due diligence itself was like a thesis where the timeline for the entire detailed analysis of the project in totality took six months for us to start designing our resolution strategy. Moreover, this resolution has to be based on facts about the site, facts in the statutory bodies like MCGM/MHADA/SRA, and facts in the corresponding courts like City Civil and High Court.

Collaboration and consortium seem to be key elements in your approach. How does T-Square Group of Companies leverage partnerships in addressing distressed properties?

Recognising the complexity of distressed projects, we embrace a collaborative consortium approach. This involves forming partnerships with various stakeholders, including architects, financial advisors, legal experts, and local authorities. By pooling expertise, resources and insights, we foster a holistic perspective that allows us to understand and address challenges comprehensively, ensuring successful transformations.

Legal resolution is often a significant challenge in distressed properties. How does T-Square Group of Companies navigate legal intricacies?

Engaging in open dialogue to ensure alignment with regulations and codes is of utmost importance. We proactively seek permits and clearances, and adhere strictly to legal requirements throughout the project lifecycle. In cases where disputes or complexities arise, we employ negotiation skills and alternative dispute resolution methods, striving for amicable settlements while safeguarding the project’s progress.

Community engagement appears to be a priority for your organisation. How do your projects contribute to the communities they inhabit?

Our revitalisation plans aim not only to transform distressed properties, but also to create tangible benefits for the community. We focus on affordable housing options, green spaces, community centers, and job creation opportunities. Transparent communication with the community and supporting them in their festive aspirations, religious events, and providing them internal clarity on their issues by engaging in solution-based dialogue helps us to connect with the tenants of such properties.

Could you provide more details on how your company’s innovative redevelopment model ensures long-term sustainability and positive community impact?

Our model emphasises adaptive reuse, preserving historical or architectural significance while minimising environmental impact. By incorporating a mixed-use concept wherever required, we integrate residential, commercial, and communal spaces within properties. This approach not only revitalises distressed properties, but also promotes economic growth and enhances the overall quality of life for residents. It’s a sustainable and communitycentric approach that ensures long-term success and positive environmental and social impact.
